A braided steel supply line let go under the kitchen sink while the homeowner was at work. By the time they got home, water had run through the cabinet bases, into the hardwood, and under the range. We extracted the standing water, pulled the toe-kicks and affected cabinet bottoms, and set up Dri-Eaz dehumidifiers with XPOWER air movers to dry the floor assembly from below. Four days later, moisture readings were back to normal and the cabinets went back in with no visible sign anything happened.

Mold Remediation: Crawlspace Fungal Growth in Los Feliz

A Los Feliz homeowner noticed a musty smell creeping up through their hardwood floors. Inspection revealed fungal growth across the floor joists and subfloor, fed by a slow drain leak that had gone unnoticed for months. We set up a containment barrier, removed the affected insulation, and treated the framing with an antimicrobial after sanding the colonized wood. HEPA air scrubbers ran for three days, and post-remediation clearance testing came back clean.

Water Damage Repair: Ceiling Collapse from an AC Overflow in North Hollywood

An AC condensate pan overflowed in a North Hollywood condo, and the water pooled above the dining room ceiling until the drywall gave way. The collapse happened around 2 a.m. We had a crew there within hours, removed the sagging drywall, dried the ceiling cavity, and insulated the exposed ductwork. The ceiling was rehung, taped, textured, and painted within the week. The whole job was photographed before, during, and after, and the digital invoice went out by text.

A failed shower pan in an Echo Park bungalow had been leaking into the wall cavity long enough to produce visible mold on both sides of the drywall. We removed the affected drywall from the floor to two feet above the shower line, HEPA-vacuumed the studs, and treated them with an IICRC-standard antimicrobial. After containment was lifted, the shower pan was replaced and the wall reassembled. The homeowner got before-and-after photos by text at every step because that’s just how we work.

A heavy winter storm exposed a failed seam on a West Adams flat roof, sending water down the interior wall and into the bedroom flooring. We extracted what was reachable, opened the wall to dry the framing, and placed Phoenix desiccant dehumidifiers to pull moisture from the plaster. Once the structure was verified dry with moisture meters, the wall and baseboards were reconstructed. The roof repair itself was handled by a roofing partner we coordinate with often.
